When looking at homes to buy, how do recognize a good value?
What I mean, is that when looking at homes online and in-person and in open houses - what are some tips on really how to evaluate a home to get the best value. I am shopping at the bottom of the market price-range so I know I'll need a "fixer-upper" but what do I look for to really recognize one.
I've looked at a bunch of homes and sometimes it becomes difficult to look past the shag carpets, wood paneling and pink bathrooms - but of course all that can change. Hopefully you all will understand the context of the question.
For example, (I know this one is obvious but) when looking at a home try to see past paint colors.

I have been buying homes since I was 21 years of age, and currently am 48 years of age. i would buy one, live in it, fix it up, and sell for good profit.
The key to buying any home is the right location. I know if you are looking at the cheap end of the market, this may give you a few limitations, so to speak, but you really should have location as a priority, and not worry too much about the cosmetics of a house.
If you are looking at maybe a house to fix up, you can get some excellent deals out there. Basically the more faults the better, because this will give you more leverage when negotiating a price.
As you have probably gathered from my profile, I am actually British, but moved to the USA approximately five years ago.
Here is what a good location can do for you, I have a house in England that I purchased about 13 years ago, it was the house from hell, and the asking price was 96 thousand pounds, which is about $192k I managed to get the house for 56 thousand pounds. Last year I had the property valued, and was told I would easily get $520k .
Now to be fair, I bought this place with the intention of staying there for a while, I replaced many items in the home, like windows, doors, I rewired it, and re-plumbed it. I added a nice sun room, and extended the kitchen. The garden was like a jungle, and most of my friends and family thought I had gone mad when I bought the house. The property is worth so much money, due to the location, it's as simple as that.
Although I am a contractor and do have the experience of being able to tackle any project, I was not a contractor when I first started buying houses, I was able to have the vision to see the many great potentials of each property, and when the housing market is on the rise, equity builds very fast.
I trust this information shall be of benefit to you, and good luck with your purchase.
One last thing, I gained most of my contracting skills from buying homes, I could not afford to hire someone else, it's amazing what you can learn and acomplish over time, and gives you a great deal of satisfaction.
